The mortgage is gone. The house is still part of the plan.

In Macon-Bibb County, about 43% of owner-occupied homes have no mortgage, and nearly one in three households receives Social Security.

Paying off the mortgage removes a major monthly expense. Property taxes, insurance and repairs remain. A home is also not cash. Its value is hard to reach without selling or borrowing. If your house is a large share of what you own, it belongs in the retirement plan.

Ask whether the person helping you is a fiduciary, and ask how that person is paid.

What a Paid-Off Home Still Costs

We list the costs that stay after the mortgage ends: property tax, insurance, utilities and upkeep. Larger repairs can come up over time, so we include a reserve for them.

Georgia offers homestead exemptions, and counties may offer additional exemptions. We check what applies to you.

Income to Cover the Bills

A house cannot pay the bills, so your income and savings have to. We plan withdrawals from your retirement accounts, Social Security and any pension so the monthly budget works.

Our guide to retirement income planning explains how those pieces fit together.

Keeping Your Options Open

Some homeowners stay for good. Others may want to move later, closer to family or into a smaller place. We show how either path would change your income, your taxes and what you leave behind. We do not assume you should borrow against the house.

The Home, Your Savings and Your Estate

Your house may be the largest thing you leave to family. We review how it is titled and how it passes, and we work with your attorney on the details.

The rest of your savings can be invested for income and growth. Through our investment management, we manage those accounts to fit the plan.

Frequently Asked Questions

How Is Holland Capital Paid?

We offer financial planning on a fixed-fee basis, subject to the scope of the engagement. Investment management is offered on a fee basis, generally calculated as a percentage of the assets we manage. When providing financial planning and investment advisory services, we act as a fiduciary. Holland Capital Management may also receive commissions when clients buy insurance through the firm. Those commissions create a conflict of interest, which we disclose in our Form ADV.

How Does a Fiduciary Financial Advisor Help with a Paid-Off Home?

Holland Capital acts as a fiduciary when providing financial planning and investment advice. For a Macon homeowner, that means advice on the house, your income and your savings together, with your interests first.

We are paid more when more of your savings is under our management, and we explain that before you decide.

Can We Meet in Macon?
