As a fiduciary financial advisor in McLean, Holland Capital helps long-time homeowners whose house is now worth far more than they paid decide whether to sell, downsize or keep it as part of the estate. For McLean clients, in-person meetings are by appointment at the Regus center at Boro Place in Tysons, with video and phone calls in between.
Bought long ago. Worth far more today. Still the largest thing you own.
McLean has about 51,000 residents, and about 86% of homes are owner-occupied. Median home value is about $1.41 million. Capital One, Freddie Mac, Hilton and Mars have headquarters here.
A home that has risen this much carries a large gain on paper. Selling, downsizing and holding each treat that gain differently. A fixed-fee written plan runs all three paths with your figures, and its price does not change with the path you choose. Ask any advisor whether fiduciary duty applies to their advice and how their pay is set.
Measuring the Gain First
We start with what you paid and your records since, confirmed by your tax preparer. Federal law may let a single filer exclude up to $250,000 of gain on a main home. Married couples filing jointly may qualify for up to $500,000. The full exclusion depends on the IRS ownership, use and other eligibility rules. On a large gain, part may still be taxed.
Selling, Downsizing or Holding
Selling frees the equity. Downsizing nearby frees part of it and keeps you close to home. Holding keeps the home in your estate.
Basis is the starting figure used to measure a gain. Under current law, inherited property generally receives a basis tied to its fair market value at death, though laws can change. Virginia levies neither an estate tax nor an inheritance tax. Our estate planning page shows how the home fits the rest.

Giving the Proceeds a Purpose
If you sell, the cash needs a role in your income, taxes and gifts to family. Our guide to asset location explains which accounts suit which new investments.
If you want us to manage the proceeds later, investment management can follow as its own decision, guided by an investment policy statement.
How We Work with Clients in McLean
Holland Capital Management is an independent registered investment adviser and a fiduciary. M. Chad Holland, CFA, CFP® works directly with clients and is responsible for the planning and advice.
Gather your original closing statement, records of major work on the house, your latest return and your will or trust.
You get a written plan comparing all three paths, billed as one fixed fee agreed in advance. Carry it out yourself, hand it to your advisors or bring it to us.
The first conversation is free. If there is work worth doing after that, we will define the scope and cost before you decide whether to move forward.
Our offices are in Charlotte, North Carolina and Winter Park, Florida. We work with clients in McLean primarily by video or phone. When an in-person meeting makes sense, we meet by appointment at the Regus center at 1640 Boro Place, 4th Floor, in Tysons.
For clients whose investments we manage, accounts are held directly at Charles Schwab in the client’s own name. Holland Capital manages the investments but does not take custody of client assets. If a client ever needs in-person assistance from Schwab, the closest branch is in Tysons at 1650 Tysons Boulevard.
We work with clients throughout Virginia. You can see the other Virginia communities we serve here.

Frequently Asked Questions
Should I Sell Now or Keep the House for My Heirs?
It depends on the size of the gain, where you want to live, the income you need and how tax law treats inherited property at the time.
How Does Fiduciary Duty Shape Advice on Selling a Long-Held Home?
Holland Capital acts as a fiduciary when providing financial planning and investment advice. Here, we may suggest keeping the home, even though that leaves nothing new for us to invest.
Our planning fee is a flat amount settled in advance. Investing sale proceeds for you later would carry a separate fee, stated plainly before you decide.
